How to Increase the Chances of a Quick Sell on Your Home
If you’re looking to sell your home, chances are you’re hoping for an offer or sale sooner rather than later. Sometimes it can feel as though you’re waiting forever; which is even more frustrating if you’ve already found the new home you want. So what can you do? There are loads of little ways you can make your home more attractive to potential buyers. Here’s some you can try to help encourage that elusive sale.
Organisation
Keeping everything as organised as possible is key. Something that might look normal to you, may look untidy to a potential buyer. We all have items that seem to have found a home out in the open; think shoes by the front door, coats on the bannister etc. When you’ve got someone coming to view your property, try and find somewhere for these items that’s out of the way – or at least somewhere that will look neat and tidy to a first-time viewer.
Light and airy is the key
When someone views a potential home for the first time, what will they be looking for? It’s unlikely they’re looking for somewhere with minimal natural light or dim lighting in general. Make sure you don’t have anything obstructing windows where possible. Natural light will also make a room feel bigger, so it’s a win-win. Before you have a viewing, open up all of the windows and allow fresh air to circulate throughout your home. If it’s a clod day, make sure to leave enough time to close them all and let the house warm up again. The air will feel cleaner, therefore making your home more desirable.
Make the most of unique selling points
If your home has a particular feature you’re most proud of, then do your best to try and accentuate it. If it’s a stunning garden, make sure the view is unobstructed. Spare rooms are often big selling points as well. If yours is unused, try and give it a reshuffle to style it into having a purpose. Be that a home office, gaming room or a spare bedroom, giving it a use will help viewers to envisage what they could do with that extra space.
Make it a blank canvas
By this, we don’t mean paint your walls white and empty your rooms of furniture. But you can do your best to help potential buyers envisage how they’d redecorate. Or how their furniture and personal style will fit within the house. Don’t have it too personalised, and keep it neutral where possible. Sentimental items to you might clutter the space in some people’s eyes, so it’s worth considering whether anything could be put away for viewings.
Minor refurbishments
Whilst you want to avoid spending money on redecorating a home you’re about to move out from, the spend needs to be weighed up against the potential earnings. If you need to keep your house longer than you wanted, how much will it cost you in agency fees? Could you actually reach your asking price, rather than taking a reduced fee, if you’d done a little extra work beforehand? If particular areas of your home look tired, spruce them up and it could make a world of difference. Re-finish old wood floors for a new look, deep-clean or even replace old carpets. Touch up the paint on wardrobes or cupboards doors. Anything you can think of that will make your home look like new, it might be worth considering spending a little to get a lot in return.
